Multi-use building on the corner of Wellesley Road and Lansdowne Road.

As of December 2019, occupants include the Lansdowne Hotel, Solutions Health & Fitness (a gym with a swimming pool), and an Italian restaurant called Gustoso; the ground-floor part fronting on Wellesley Road (previously occupied by the Coffee Xchange cafe) is vacant photo of Coffee Xchange closure notice, photo of vacated interior.

Next door is a hostel called Wellington Hostel, used by Croydon Council to house homeless people, and beyond that is a coworking space called The Business Xchange Hub photo.

Previous occupants have included the Lansdowne Lounge Bar photo, a coffee shop called Coffee Xchange photo, and various restaurants: Cotto e Mangiato photo, Buongiorno Burgers photo, and Salve photo.

The coffee shop at the front used to be called Coffee Monkey, but this closed down in late August 2016.
